Three stages, and what
each one costs or earns you

The price is documented before it is advertised

We start from recent comparable sales in the same street and the same type of building, from the public DVF register, then from what sets your property apart: the floor, the aspect, the condition, the charges, the works already voted. You decide the price; we put in writing what it will cost if it is too high. The first weeks of a listing are the weeks it is most seen: a price that has to be corrected later has already spent that attention.

The launch is prepared, not improvised

Professional photography, a dimensioned floor plan, surveys ready before the first viewing, and a description that says what the buyer will actually see. A property advertised without its energy performance certificate cannot lawfully be advertised at all; one advertised without a plan gets fewer viewings. We would rather lose a few days preparing than weeks catching up.

The negotiation is held, and followed through to the deed

Offers are made in writing and presented with the buyer's file and financing capacity. After the preliminary contract, the delay comes from the documents the notaries must gather: we follow the file with them, and we tell you where it stands rather than leaving you to wait.

Our median time from signing the mandate to the preliminary contract is 69 j. Allow roughly three further months between the preliminary contract and the deed, a delay set by the conveyancing process rather than by the agency. A median describes the ordinary case: some sales are faster, a few are much slower.

On average 2,48 % below the mandate price. That figure is the gap between the price agreed when the mandate was signed and the price actually paid. A well-documented price narrows it; an over-optimistic one widens it, because the property loses the weeks when the listing is most seen.

You do. The agency's job is to document the decision: recent comparable sales in the same street and the same building type, the DVF public register, the floor, the aspect, the condition and the co-ownership charges. We will tell you when we think a price will cost you time, and we will write down why.

Our fees are paid by the buyer and calculated on the net seller price, in non-cumulative brackets. Rates including VAT at 20%: a flat 4,000 € below 40,000 €, 10% up to 100,000 €, 8% up to 200,000 €, 7% up to 350,000 €, 6% up to 800,000 €, and 5% above. No hidden charges, and nothing is invoiced if the sale does not go through. The full schedule is displayed at the agency and published online. The Keller Williams affiliation does not change it: international exposure is included in the mandate at no extra cost.

We work under both. An exclusive mandate allows a coordinated marketing strategy, a larger marketing investment and a single point of contact; it also allows the property to be placed with identified buyers before any public listing. A non-exclusive mandate multiplies listings without coherence, and a property seen several times across the portals ends up looking hard to sell. The right mandate is the one that defends your property with the right buyers.

The buyer has a ten-day cooling-off period. Then the notaries gather the documents the sale requires — co-ownership papers, pre-emption rights, the mortgage offer when there is one. Most of the delay comes from those enquiries, not from the parties. We follow the file with the notaries until the deed is signed.

The energy performance certificate must appear in the advertisement itself, so it has to exist before the property goes on the market. The other statutory surveys are attached to the preliminary contract, but having them early avoids a renegotiation on a finding nobody expected.

We work across all twenty Paris arrondissements, as well as the inner suburbs. Our completed sales cover 17 of them so far: the 1st, 2nd, 3rd, 4th, 5th, 6th, 8th, 9th, 10th, 11th, 13th, 14th, 15th, 16th, 17th, 18th and 19th arrondissements. The agency is based at 18 rue Molière in the 1st, and most of our work is in central Paris.
