The classical setting
of central Paris

The Haussmann style represents nearly 60% of the building stock of the 1st arrondissement of Paris. Born of Baron Haussmann's grand redesign under Napoleon III (1853-1870), it shaped the visual identity of central Paris: cut-stone façades, strict alignment, running balconies on the 2nd and 5th floors, zinc mansards.

In the 1st, you find Haussmann buildings on avenue de l'Opéra, rue de Rivoli (northern part), rue Saint-Honoré (central section), rue de Castiglione, rue de la Paix and around place Vendôme. Rues Molière, Rameau, Méhul, Louvois — around our agency — offer a dense, elegant Haussmann fabric without the tourist pressure of the main axes.

METROREALTY is at 18 rue Molière, in a Haussmann building. Since 2004, we identify the truly noble pieces, the renovations that respect the spirit, and access off-market properties that never appear on portals.

to recognise

Volume

Ceiling height

3.00 to 4.00 m on the noble floors (2nd-3rd), often 3.20 m. Above the 5th, former service floors at 2.40-2.60 m. Criterion #1 of a true Haussmann.

Decor

Mouldings & cornices

Worked plaster: ceiling rosettes, peripheral cornices, door mouldings. Check they are original and not modern moulded reproductions.

Reception room

Marble fireplace

One or two fireplaces per apartment (living room, main bedroom). Veined white marble, grey Sainte-Anne or black from Belgium. Often sealed but preserved as decorative elements.

Noble flooring

Point de Hongrie parquet

Oak strips laid in 45° or 60° chevrons. The 'Versailles' variant uses square panels. A good restoration costs €180-240/sqm.

Façade

Running 2nd-floor balcony

Continuous stone balcony along the entire façade on the 2nd floor (noble floor), sometimes on the 5th. Wrought-iron railings. A strong outward sign of prestige.

Quiet

Inner courtyard

Paved or planted courtyard, indirect light but shielded from street noise. A double-aspect apartment (street + courtyard) is highly sought-after.

A renovated Haussmann in the 1st matches premium new-build in price per sqm (€15,000-17,000/sqm), but offers what new-build cannot reproduce: ceiling height, genuine mouldings, original parquet. A Haussmann to renovate (€11,000-12,500/sqm) remains an excellent entry point provided the works budget is framed before the offer. METROREALTY prices the works in advance.
